How It Works
We want your transactions to close! If you have a unique situation that doesn’t quite fit into the descriptions above – no worries! Book a free call to talk about your deal prior to submitting your request form, and see if we are a good fit, and customize fees if necessary. If we are, the process to get started is simple!
*A 50% deposit is required to open escrow. The balance is to be paid at closing.
Submit Your Deal
Submit your contract for review! We will verify we can work with the file & notify you either way within 24 hours.
Open Escrow
We will do a final review of the file for completeness. Our next step is to open escrow with an email to the title company AND ALL PARTIES INVOLVED. ( If you have not selected a title company/escrow agent/attorney we can help by providing a list for you to interview prior to the email )
Title Report & Communication
The title report ordered will show all liens & encumberances against a property. This can take 2+ weeks (title co. dependant). An ID report should be requested in certain situations. After the report comes back, we will review & possibly have to renegotiate the deal if liens present themselves.
Closing & Communication
As closing approaches issues may present themselves. We will continue to communicate with all parties involved as these situations arise & need solved & will aid in renegotiation as necessary. During this time if all is well, the escrow/closing attorney will prepare all docs for closing & send settlement statement for review.
After Closing
Many times buyers forget about all the stuff needed post close. HOA, Insurance & Mortgage transfer for creative deals all need to be set up. Loan servicing also needs to be set up for creative deals. These tasks takes hours & are often contracted to a T.C.
